EMCOR Facilities Services (EFS) delivered a comprehensive facility maintenance and building operations program for Goodyear’s corporate campus in Akron, Ohio— a total of nine locations with over four million square feet of space.
EFS completely redesigned the way Goodyear approached facilities management by aligning and centralizing multiple business units on campus, implementing continuous improvement initiatives, and developing a Steering Team quality program.
As a result of these efforts, the campus has seen significant increases in productivity and effectiveness, including:
- $7,000,000+ in annual cost savings
- 40-percent decrease in total facility maintenance work orders
- 300-percent decrease in high-cost corrective work orders
Furthermore, the Steering Team quality program is now used as the model across Goodyear service and product suppliers, setting the standard for quality with the company.
Client Objectives
Goodyear was under tremendous financial pressure and needed a facilities maintenance firm to help bring cost savings and improved performance to the Akron campus. Their goals were cost reduction, increased productivity, improved quality and service, and the ability to focus on their core, revenue-producing business.
Solutions
The facility service and building operations contract required an accelerated start-up. A workforce of over 100 full-time employees started within a year, and all major initiatives were fully implemented within three months.
EFS provided a range of maintenance and operations services, including:
- Computerized maintenance management system
- Comprehensive preventive maintenance program
- Reliable sourcing agreements
- One-call dispatching
- Key performance indicators to help drive improvement and measure service delivery
All of this work was performed under unique labor requirements. Facility management positions were negotiated out of Goodyear’s local labor agreement, allowing EFS to establish its own labor contract to manage all facilities and building operations at the Akron headquarters.
